This 585,000-square-foot, 22-story residential tower was developed as a zero-lot line project in support of the City of Las Vegas Downtown Centennial Plan. With 275 condominium units and ground-level office and retail space, it is one of the tallest residential buildings in the downtown area.

The tower offers studio, one-, two-, and three-bedroom units ranging from 760 to 1,900 square feet, each finished with granite countertops, built-in cabinetry, and cultured marble bathrooms. Shared amenities include a rooftop pool and sky terrace with sweeping views of the Las Vegas skyline.

Responding to city planning goals for walkable, mixed-use urban environments, the project leveraged reduced parking minimums and flexible zoning incentives to maximize density and site efficiency.

Oriented to the south, the tower captures panoramic views of the Strip. A stepped-back upper profile creates private rooftop patios, while the U-shaped layout shields outdoor spaces from desert winds and direct sun, providing residents with year-round comfort.
