Incarnate Word Academy + Church of the Annunciation Parking Garage

Designed on an extremely tight urban site in downtown Houston, the Incarnate Word Academy and Church of the Annunciation Parking Garage provides a shared parking solution that supports both the school and the church while creating a new source of event-driven revenue adjacent to Daikin Park, home of the Houston Astros.

Located on a constrained half-city-block site immediately adjacent to the campus, the 5½-story, 309-space precast concrete garage was carefully planned to maximize parking capacity while maintaining efficient circulation and safe pedestrian access within a dense downtown environment. The facility serves students, faculty, clergy, religious personnel, parishioners, and visitors throughout the week, while also accommodating public parking demand during Astros games and major downtown events.
The first level includes parking spaces designed to accommodate larger and taller personal vehicles, along with enclosed parking areas for the school’s small buses. Exterior screening, security features, wayfinding, and open-air ventilation strategies were integrated into the design to support long-term durability, visibility, and operational efficiency within the compact footprint.
The garage design incorporates architectural iconography and a color palette inspired by both the Academy and the Church, creating a facility that reflects the identity of the campus rather than functioning as a purely utilitarian structure. The result is a parking facility that strengthens daily campus operations while supporting the long-term functionality and financial sustainability of both institutions.
