1140 Connecticut Avenue Spec Suite

Located within a 12-story, 183,000-square-foot Class B office building in Washington, D.C., this tenant fit-out transformed an unfinished shell space on the 11th floor into a flexible, market-ready workplace.
The final layout includes a large conference room, a mid-sized conference room, and nine perimeter offices with full-height glazed wall panels to maximize daylight. A central open office area supports collaboration with nineteen workstations, while dual pantry and reception areas at each suite entrance enhance flow and usability.
A neutral palette of grays and whites improves light reflectivity and contributes to a clean, modern atmosphere. In the reception area, a bold feature wall provides a striking visual anchor that aligns with contemporary tenant expectations.
