Built of poured-in-place post-tensioned concrete, the structure includes 7,000 square feet of flexible support space and is planned for a future transit hub and 28,000 square feet of office space.

A major design challenge involved the Capital View Corridor, a protected sightline from the historic Mueller Airport Control Tower to the Texas State Capitol. To preserve this view while maximizing capacity, the design recessed the garage half a level into grade, used open-air construction with efficient 10-foot, 2-inch floor-to-floor heights, leveraged the site’s slope to add a level, and stepped an additional deck outside the corridor boundary.

The resulting structure provides five levels beneath the corridor and expands to seven at its southern edge, balancing required clearance with capacity and functionality.
