University of Louisiana at Monroe Warhawk Village Apartments

A new 372-bed student housing complex was delivered through a public-private partnership on a 4.5-acre site at the University of Louisiana at Monroe. The development includes two low-rise residential buildings with 127 fully furnished apartments in one-, two-, and four-bedroom layouts designed to serve a diverse student population.
The three-story building along Bon Aire Drive provides a transition to the adjacent neighborhood, buffering parking activity and reducing light and noise spillover. Its ground floor features 2,400 square feet of white box retail space for future community use. Additional amenities include a centralized business office, mailroom, fitness center, game room, and maintenance storage.
Facing the university’s athletic complex, the four-story building houses most of the student apartments. A secure ground-level lobby supports access control and resident services, while an adjacent office suite accommodates university staff dedicated to student engagement and residential life.
