JM Family Enterprises engaged PGAL to transform its corporate campus into a more sustainable, pedestrian-oriented environment through thoughtful infrastructure planning and integrated design. The master plan organizes parking at opposite ends of the site by leveraging an existing 352-car garage and introducing a new seven-level, 816-car precast structure. This approach supports 270,000 square feet of new office development while preserving 200,000 square feet of existing facilities.

The new garage aligns with the campus’ architectural language and plays a central role in meeting environmental goals. A 42,000-square-foot photovoltaic canopy atop the structure generates roughly 80 percent of the energy required to operate the central utility plant. The canopy also facilitates rainwater collection, feeding a network of 13 silo-inspired cisterns ranging from 10,000 to 27,000 gallons in capacity.

Together, the cisterns hold up to 250,000 gallons and support a landscape irrigation system that significantly reduces reliance on municipal water. Depending on seasonal rainfall, the system harvests between 53,000 and 220,000 gallons per month, with an on-site well supplementing water needs during drier periods. Over the course of a year, only 18 percent of irrigation water is sourced externally.
