Franklin Tower 10th Floor Spec Suite

As Master Architect for Franklin Tower at 1401 I Street NW in Washington, D.C., PGAL created a 3,500-square-foot spec suite that offers a flexible, modern workplace suited to a wide range of tenant needs. The suite was strategically planned to allow subdivision into two leasable spaces with minimal modifications, ensuring long-term adaptability in a competitive market.

The project began with complete demolition and white-boxing of the existing space. PGAL provided architecture, interior design, construction documentation, and construction administration services to bring the vision to life.
The layout features two executive offices and four smaller perimeter offices, each with glazed wall panels to maximize natural light. A central open office area supports coworking and collaboration, while additional elements include a conference room, huddle room, break and pantry area, print and copy room, IT/LAN room, and a welcoming reception accented by a bold feature wall.
The result is a light-filled, efficiently organized workspace that supports both immediate tenant use and long-term market flexibility.
