community spaces

Living spaces are centered around integrated “great rooms” – two-story communal hubs that replace traditional standalone amenities. Each includes a theater, gaming zones, study carrels, an internet café with kitchen, and laundry facilities. Upper-floor lounges provide additional areas for informal gathering, television, and downtime.

At the heart of the site, a 706-space cast-in-place parking structure incorporates a 26-foot tower that serves as both a visual landmark and projection surface for ceremonies, training, and entertainment. A covered 500-seat amphitheater with colored concrete seating further enhances the site’s role as a central gathering space.

The design achieves a non-institutional character through durable, low-maintenance materials such as sealed concrete, honed CMU, and smooth plaster. A campus-style layout encourages recreation while supporting the daily needs of enlisted Marines.

Certified LEED Gold with Net Zero Energy features, the complex generates 100 percent of the power required for daily operations, advancing the Marine Corps’ sustainability goals and reducing long-term operating costs.
