This mixed-use facility at Texas A&M University integrates five levels of structured parking with three tenant spaces that support campus transportation, recreation, and dining.

The facility includes 27,000 square feet of offices for the University’s Transportation Services, housed in a single story above the parking garage. These offices feature work and storage rooms, large and small conference rooms, call center space, open work areas, and a shared reception and break room designed to connect multiple departments.

A 30,000-square-foot satellite Recreation Center serves the University’s fitness and wellness programs. In addition to a fitness studio and multipurpose space, the facility includes a two-story, 17,000-square-foot strength and conditioning area with free weights, cardio equipment, and an indoor turf zone. Surrounded on three sides by full-height glazing, the space maximizes natural daylight and supports an open, high-performance training environment.

The development also includes a dining venue with popular national and local vendors. A 100-seat outdoor eating plaza adjacent to the campus’s pedestrian corridor creates a dynamic sense of place while supporting campus connectivity.
