Tier-2 Concourse (East) at Washington Dulles International Airport (IAD)

The new Tier-2 Concourse (East) at Washington Dulles International Airport (IAD) will replace the existing single-level regional concourse with a 400,000-square-foot facility designed to accommodate 14 gates and a broader range of aircraft for both domestic and international service.

The design focuses on enhancing the passenger experience through spacious holdrooms, modern amenities, and a concessions program inspired by the Washington, D.C. region. A direct connection to the AeroTrain system supports seamless circulation, while abundant daylight, intuitive sightlines, and integrated digital signage guide passengers through the concourse with ease.

Multi-Aircraft Ramp System (MARS) gates allow flexible operations, including dual boarding capabilities for wide-body aircraft. International arriving passengers are processed via elevated sterile corridors accessed through glazed gatehouses, offering visual connection to the concourse below before continuing to the Federal Inspection Station via people movers.

Planned with long-term flexibility in mind, the concourse supports the airport’s phased modernization strategy. It expands capacity, improves international connectivity, and raises the standard for service across the terminal campus.

The project is being delivered through a Design-Build delivery model in partnership with Turner Construction.
